A Mediterranean State of mind in LA
In Los Angeles’ Beverlywood neighborhood, a Mediterranean spirit has quietly taken root. With #AND1910, husband-and-wife team Annie Ritz and Daniel Rabin of AndAndAnd Studio have designed a home that feels both transportive and grounded: a celebration of light, materiality, and lived experience. Drawing on their clients’ time in Puglia and their desire for something truly personal, the home blends the relaxed warmth of southern Italy with the clarity and calm of contemporary California.

“Our vision was to craft a home that felt immersive but also really connected to its place. We were inspired by the clients’ travels - the textures, the balance of openness and intimacy - and wanted the home to reflect that in a very subtle way. The layout feels intuitive, shaped by experience rather than formality. Everything moves around the courtyard. It brings in light, defines the flow, and gives the whole place this quiet sense of retreat.”
“We don’t separate architecture from furniture. It’s all part of the same language, telling the same story.”
- Daniel Rabin, And And And Studio
Furniture was approached with the same sensitivity. It’s not just about filling space, but about reinforcing the architecture and the mood. “We don’t see furniture as separate from the structure. Each piece supports the atmosphere we’re building, through texture, material, or shape.”
The dining room is a perfect example. You enter through a wooden arch that frames the space. Inside, the Moon Elliptical Dining Table, with its organic, sculptural form, anchors the room. Around it, Coco Dining Chairs bring a sense of softness and contrast. The pairing creates a refined, tactile setting that feels balanced, functional, and warm without ever feeling staged.
“You’re constantly moving between indoors and outdoors. The garden's shape is the way the house breathes. Scents, light, even the air - everything flows. There’s a natural pacing to it. You get moments of openness, then pockets of quiet. It’s not just about designing space, but designing how you move through it.”
“The perfect home isn’t overly precious, but it’s always intentional. It tells a story. It uses materials in a way that feels honest. And it always reflects the people who live there.”
At #AND1910, that philosophy is felt in every detail. From the architecture to the atmosphere, from the grand gestures to the smallest tactile moments, everything is considered and connected.
